Fourways Property | Houses
The Fourways suburb is fairly new and has become a major residential-, commercial- and retail node in the far north node of Sandton, Johannesburg. In fact, Fourways property has enjoyed massive growth in the 40 years or so of its existence.
Fourways houses are approximately three km north from the Fourways/Bryanston N1 offramp, along William Nicol Drive. It can be easily accessed from Witkoppen Road or from the north driving south, along the R511. Today this thriving community is well served by multiple service- and recreational facilities, including the best shopping venues, a selection of schools, medical care establishments, fitness- and health centres, as well as the finest in entertainment.
In the mid- to late 1960s, as residential development shifted northwards, the first houses were built in Fourways Township. The name Fourways aptly described the four-way intersection which at that time was the main egress points to Hartbeestpoort Dam, the Indaba Hotel and suburbs further north respectively. Early residents remember the single garage, pharmacy, hardware and greengrocer stores that served the area.
Rapid development coincided with the opening of the Fourways Mall in the 1980s (64,000m²) and the first commercial office parks in the 1990s. As demand for housing grew, Fourways property extended even further north over Witkoppen Road into the new suburbs of Fairfield and Fourways Gardens.
Fourways now is a bustling, busy mini-metropolis. Retail and commercial development has leapfrogged both on and over William Nicol, to give rise to further retail nodes, motor showrooms, fast-food outlets and commercial office parks - all with supporting logistical services.
From a residential viewpoint, Fourways property has grown rapidly from early “township” days, to offer a multifaceted selection of homes. One can buy a small to medium size 3/4 bedroom home of 2 to 300 m² on 1,000m² freehold stand in Fourways or in Fairfield priced from R1,2 – R1,8 million; or a luxurious, executive 500 – 600m² home on a 4000m² stand in Fourways Gardens priced from R 3 to R 6 million and upward. Fourways property includes exclusive, low density secure cluster schemes and offers a varied selection of multi-unit, sectional title “lifestyle” townhouses, flats and apartments. These range from R 450 000 for a studio, to about R 1.8 million for a 3-bedroom sectional title villa.
There is a tendency, due to slightly older homes in certain areas, for buyers to purchase, renovate and resell especially the good addresses with larger stands that offer work from home/cottage situations, large trees and established gardens.
With its central location and myriad of services, Fourways is an ideal place to live, work and play. The range and extent of shopping is endless with nearby Fourways Mall, Crossing, View, Value Mart, Pineslopes and Monte Casino Centres plus the new Cedar Square, catering for every taste. Schools are plentiful with Fourways High in walking distance, and Crawford Preparatory and College high on the list. The central Intercare Clinic and Fourways Life Hospital meet every medical requirement. There are multiple restaurants, cinemas and theatres in the Mall and at Monte Casino with its gaming attractions as well. Both Virgin and Planet have centrally situated fitness mega centres. For sports enthusiasts, Fourways is close to Dainfern and the Bryanston/Riverclub Sporting Clubs.
The maintenance of security in Fourways is mainly the jurisdiction of private companies; 24-hour guarded boomed access, the Douglasdale property area Police Station and an active Community Policing Forum.
Regardless of the area chosen, an investment in Fourways real estate is certain to grow. Generally speaking this property in South Africa upkeep is excellent and neighbourhoods are well maintained. The area has an excellent resale reputation and Fourways Gardens is renowned for its high social status and upper income affluence. Very little new development has taken place in the last 18 months, and with people flooding into the area to work, demand will only increase in the medium- to longer term.
