Sunninghill Property - Real Estate - Houses

The Sunninghill property region in Sandton is an important commercial and residential area in Region A of the revised Greater Johannesburg Municipal Council (GJMC). As well as its residential component, Sunninghill has a thriving business community with both local and international companies present. Excellent access is provided via the Rivonia offramp to the N1, via the Woodmead and Sandton/Buccleuch interchanges to the M1 and N3 and the K60 to the north. The suburb is bordered by Paulshof property to the west, Kyalami to the north, with Woodmead and Rivonia as its southern neighbours.


Before the 1900’ the area known as Sunninghill today was totally uninhabited and frequented by lions and other wild animals. However, it lay directly on the old wagon route used by traders from Pretoria to Rivonia and on to the early mining camps on the Witwatersrand. The ground just to the north of Sunninghill was given to Ahmed Mia, a trader, by Paul Kruger and today is the site of the Waterfall Estate. During the mid-1900s, the Sunninghill region was described as a quiet, semi-rural area with large, vacant ground spaces, plots and vegetable gardens. From the late 1980s, residential development coincided with the arrival of businesses into the area en masse – Sunninghill was mooted to become the new Sandton property area CBD! As more people commuted to Sunninghill to work they sought places to live nearby and the area mushroomed.
 

Apart from the demarcated business and commercial areas, Sunninghill is roughly subdivided into four major, formal residential areas, namely Sunninghill Gardens, Sunninghill Estates, Sunninghill Park AH and the new Waterfall Country and Equestrian Estate - each with its own specific residential zoning and character. Sunninghill Gardens and -Estate both comprise boomed security areas, each with its own Home Owners Association looking after the environment and security. Real estate here tends to be on smaller, single family stands. Sunninghill Park still comprises t larger, rustic plots. Stands in the Waterfall Estate are 8000m² in size. Major development has taken place in the provision of upmarket sectional title- and freehold cluster scheme accommodation.


Parts of the Sunninghill property region have been fully developed commercially and some of the biggest names in the IT, legal/accounting professions and travel businesses such as Acer, Unisys, Price Waterhouse Coopers and RCI are located here. Both Escom and SARS have offices in Sunninghill. Residents of Sunnighill tend to be fairly young, upwardly mobile executives, singles and couples, employed in the industries described above. There are also a number of young families and retirees seeking the lifestyle and security that Sunninghil property offers.


Much of the Sunninghill houses enjoys excellent upkeep, sound structure and good maintenance. Property values have risen and there is outstanding resale potential.


The Sunninghill area is renowned for its many attractions, essential- and retail services, recreation and entertainment, including some of the best restaurants in the north. Its primary shopping centres are Chilli Lane, The Core and the Sunnighill Shopping Centre. It is also not far away from Fourways, Montecasino, Woodmead, Rivonia or even Sandton City.  For Golfers, there is the Leeukop Golf Club, the Vodacom World of Golf, Johannesburg Country Club and even Kyalami. Megawatt Park Club offers a variety of sporting activities. There is a Virgin Active in Chilli Lane, and a Planet Fitness in Fourways.


The Sunninghill Hospital has progressed from being a community hospital to one of the top medical facilities in Africa, with some 17 different specialities.


St. Peters College is the leading school in Sunninghill and there is also Summit College in Kyalami. Spiritual needs are served by St. Stephens in and Anglican church in Nanyuki Road, a Catholic church in Woodmead, a Methodist in Lonehill, a synagogue/shul in Morningside, as well as a mosque.


The face of the region has changed dramatically in the space of less than 20 years. From being a quiet, semi-rural district almost “out in the sticks”, it has grown into a bustling mini-metropolis and, apart from some undeveloped land on its northern side, there is very little else to develop. Infrastructure has been improved considerably to enhance community services and ease traffic congestion. The Home Owners and Residents Associations continue to do everything in their power to improve lifestyle and investment value.
